Terms and Conditions for Property Listings

These Terms and Conditions (“Terms”) govern the use of propertylist.ae, a platform for property owners, buyers, sellers, investors, and licensed agents. By accessing or using our website www.propertylist.ae (“Website”), you agree to comply with these Terms in full.

  1. Eligibility & User Responsibility
  • You must be at least 18 years old and legally authorized to list, promote, or engage with real estate in the United Arab Emirates (UAE).
  • Agents must be licensed by a relevant authority.
  • You are responsible for all content you publish, including listings, images, descriptions, and contact details.
  1. Property Listings 

2.1 General Listings

  • Listings must be truthful, accurate, and legally authorized.
  • You confirm that you are either the property owner or have formal permission to market the property.
  • We reserve the right to approve, edit, reject, or remove listings at any time without prior notice.
  • To maintain quality and avoid confusion, duplicate listings are not permitted. Each property may only be listed with one agency or agent at a time.

2.2 Off-Plan Projects

  • Off-plan project listings are not open for general submission.
  • These listings are managed exclusively through developers.
  • This approach guarantees that investors and buyers receive verified, high-quality information without duplicates

2.3 Ready-to-Move and to -Rent Properties

All ready-to-move and rental property listings must meet the following quality standards:

  • Valid Permit Numbers:
    Every listing must include the correct and valid advertising permit number issued by the competent authority (e.g., Trakheesi Number in Dubai, DMT Permit in Abu Dhabi). Listings without such permits will be rejected.

  • Photo Standards:
    All property photos must be of professional quality with a minimum resolution of 1920 × 1080 px. Properties must be photographed in a clean, well-presented condition (no clutter, dirt, or unprepared units). Blurry, low-light, or poor-quality images will not be accepted.

  • Content Approval:
    Descriptions must be accurate, clear, and professional. All listing texts are subject to editorial review and approval by propertylist.ae prior to publication. Misleading or incomplete content will be removed.

  • Duplication Policy:
    Duplicate listings by the same account are prohibited in order to avoid spam and ensure platform quality. The same property may appear across different agencies, but not repeatedly from one account.

  • Compliance with Advertising Laws:
    All listings must fully comply with UAE real estate advertising regulations. Repeated non-compliance may result in account suspension or permanent removal from the platform.

3.1 Agent Requirements

  • Licensed agents and brokerages must provide valid certification and company details.
  • Listings must only include properties for which you hold signed marketing rights.
  • propertylist.ae reserves the right to verify licensing at any time.

3.2 Owner Requirements

  • Private owners may list their property by uploading a valid Emirates ID (or passport) and Title Deed to verify ownership.

3.3 Conduct & Transparency

  • Duplicate or misleading listings, bait properties, or falsified data will result in suspension or permanent removal.
  • Agents must update listing statuses (e.g., sold, reserved, off-market) within 3 working days of change.
  • Commission models must be disclosed transparently to your clients outside the platform.

3.4 Platform Use

  • You are responsible for managing your listings via your agent dashboard.
  • Shared logins among team members must be managed responsibly.
  • propertylist.ae assumes no responsibility for private agreements or disputes between agents and their clients.
  1. Ownership, Rights & Promotion

By submitting a listing, you grant propertylist.ae the right to display, promote, and distribute the content across its own platform and affiliated marketing channels.

You retain ownership of your materials but authorize us to use them for marketing purposes related to the listing.

  1. Platform Scope & Limitation of Liability

All negotiations, agreements, and transactions occur directly between buyers, sellers, or their appointed agents.

Users are solely responsible for conducting due diligence and verifying legal and financial information.

We are not liable for any loss, damages, or disputes arising from use of the Website.

  1. Termination & Removal Rights

We may suspend or terminate user access, remove listings, or restrict services in cases of:

  • Policy violations
  • Misuse or abuse of platform features
  • Legal disputes or content complaints

Users will be notified of serious breaches, though we reserve the right to act immediately without notice.

  1. Modifications to Terms

We may revise these Terms at any time. The most current version will always be available on our Website. By continuing to use the platform, you agree to be bound by the latest version.

  1. Governing Law & Jurisdiction

These Terms are governed by the laws of the United Arab Emirates. Any disputes shall be subject to the jurisdiction of the competent courts in the UAE.
